Maintenance Manager

The Maintenance manager oversees the facility's engineering, maintenance, and building operations — including HVAC, electrical, plumbing, dock systems, and related repair services within a high-volume distribution center environment. This role is responsible for sustainability initiatives, environmental compliance, capital project execution, and the overall reliability of building systems and material handling equipment. The position partners cross-functionally to ensure operational continuity and maintains a predictable, safe, and efficient facility.
Key Responsibilities
Performance / Operations
- Set up and maintain the distribution center's predictability, capacity, and ability to handle peak volumes, seasonal surges, and operational disruptions
- Manage and coordinate preventive, predictive, and corrective maintenance programs for all building systems and material handling equipment (MHE)
- Oversee capital improvement projects from planning through execution, ensuring delivery on time and within budget
- Research and select vendors; manage contractor relationships and ensure compliance with company standards
- Administer contracts and purchase orders for all maintenance and facilities-related services
- Manage the facility's automation systems, controls, and conveyance equipment in coordination with engineering resources
- Ensure full compliance with OSHA, local, state, and federal safety/environmental regulations, fire codes, and building codes
- Oversee energy management, sustainability programs, and utility vendor relationships
- Manage all on-site maintenance operations across all craft and discipline areas through budgeting, supervision, and coordination
- Lead continuous improvement and emergency response initiatives to maintain a seamless cadence of operations
- Set up key metrics and establish efficiencies for daily operations, quality, cost, and safety
- Provide a balanced view of issues and generate solutions for senior leadership and management
People / Leadership
- Lead interviewing, selection, and onboarding processes for the engineering and facilities team within a multi-level team structure
- Determine staffing requirements; identify, recruit, and develop top talent within the department
- Set clear individual and team performance expectations, coach and provide feedback, and conduct performance reviews
- Monitor and manage attendance and adherence to safety, compliance, and operational policies
- Develop team capabilities through cross-training, upskilling, and succession planning
- Drive a high-performance, engaged culture consistent with company values; lead culture and engagement initiatives
- Collaborate with HR, operations, and safety leadership to promote associate well-being and development
- Manage both exempt and non-exempt staffing needs with an emphasis on retention and growth
- Lead participation in talent calibration, culture survey action planning, performance management, and succession planning
Process / Planning
- Partner with key cross-functional stakeholders to align engineering activities with broader business strategy
- Develop and organize capital and expense budgets; track actuals against plan and adjust as needed
- Translate business needs into facilities and maintenance priorities; allocate resources to match operational rhythms
- Ensure contractor safety programs, vendor documentation, and compliance certifications are current
- Coordinate with loss prevention, safety, and environmental teams on facility-related risk mitigation
- Support the launch of capital projects and new process implementations aligned to the organization's long-term strategy
Qualifications & Requirements
- 5+ years of progressive experience in engineering, facilities management, or maintenance leadership within a distribution, manufacturing, or large-scale warehouse environment
- Demonstrated track record of managing capital projects, vendor relationships, and multi-craft maintenance teams
- Deep knowledge of building systems (HVAC, electrical, plumbing, fire/life safety, dock systems) and material handling equipment
- Proficiency with CMMS (Computerized Maintenance Management Systems), MS Office, and WMS applications
- Solid understanding of OSHA regulations, environmental compliance, building codes, and safety best practices
- Experience managing both exempt and non-exempt teams across multiple shifts
- Bachelor's degree preferred but not required
